Security solution for HSB Brf Siken

HSB Brf Siken in Tyresö has 208 apartments and two commercial premises. Their main building has 12 stairwells, each with 8 floors.
HSB Brf Siken is a customer of Home Solutions.Home Solutions offers its customers help to make their properties and condominiums smart, green, and sustainable. Home Solutions has over 20 years of experience in digitizing residential buildings and currently connects over 60,000 apartments.
The Challenge:
At HSB Brf Siken, they wanted to be able to monitor the apartments optimally to get the information they were seeking.
It was important to get information about the temperature in each apartment/floor so that the property manager could optimize and balance the temperature in the buildings. They also wanted to be able to get early indications of water damage. It should not get so far that the neighbor in the apartment below saw the leak in their ceiling. Information was also desired in case of fire and smoke development so that they could be proactive instead of reactive. It’s all about the property manager having the information needed to optimize many different and important parameters in the property and create security for the residents.
Previously, they only had one control computer, a DUC, that sensed the outdoor temperature. Based on this temperature, they regulated the temperatures in the apartments. Traditional smoke detectors were previously installed in the apartments, but these only sound an alarm without any further action. Water leaks that could occur were only noticed after major water damage had already happened. Home Solutions sought a more modern solution and a system that spoke the same communication language (M-Bus).
The Solution:
Home Solutions offered HSB Brf Siken our gateway PiiGAB M-Bus 900T WirelessPiiGAB M-Bus 900 is a Smart Metering Gateway that supports both wired M-Bus and Wireless M-BUS. In this case, the electricity meters are wired, everything else is wireless. With PiiGAB M-Bus 900 and Home Solutions’s Propeye system installed, you get information from temperature sensors, smoke detectors, and leak alarms. To ensure the radio infrastructure works optimally, a repeater has been installed on every third floor. This repeater ensures that the signal from all sensors and detectors reaches the gateway, where all data is collected. The gateway then sends the data on to Propeye. The temperature sensors in the property send information to the property manager who monitors the temperature levels in the apartments. The property manager handles the regulation of the property, ensures balance, and adjusts radiators to best achieve the desired level and savings.
From the smoke detectors, you get an alert in case of fire and smoke development. There are also leak alarms in each apartment under the sink. If there is a leak or the smoke detectors indicate an issue, an SMS is sent to the property manager, the resident, and the board.
To facilitate installation on site and protect the gateway, it was pre-mounted in an enclosure by us at PiiGAB before delivery, a service to ease our customers’ work in the field. A router with LTE is also installed there for smooth and secure access to the data.
After implementation, HSB Brf Siken has received the information they wanted as a basis for managing the properties effectively.
